How advisors can help clients monitor for opportunities to refinance their mortgage

Here is how the process works for advisors, from set up to customer savings:

1. Enable refinance monitoring

To get started, you’ll add your client’s current mortgage(s) to the platform. Manual entry is an option, but setting up an automatic sync ensures that alerts are based on real-time loan balances, allowing you to provide private-bank-level oversight without the manual overhead. 

  • Request client to complete automatic sync (recommended): From the lending overview page, select "Refinance monitoring," then click the box titled "Request client to sync mortgage details" and press "Continue." This will send an email to your client requesting them to sync their mortgage details. Once they have linked their property, you will see the information on the household dashboard. As your client makes payments and the balance changes, the information updates automatically so our refinance monitoring stays accurate. 

  • Advisor manually enters information: Alternatively, you can manually add your client’s mortgage and property information. With this approach their loan balance will not automatically update over time and you will need to update the information each month to keep the refinance monitoring accurate.

 

2. Receive automated refinance alerts

Once client properties and mortgages are linked, our automated tools take over. We automatically check their specific loan details against current market rates and refinancing scenarios, scanning for eligible loan options that offer the lowest interest rate with points closest to par (meaning you pay the fewest points). 

If we identify a personalized quote that is at least 0.50% APR lower than your client’s current mortgage rate, we will send an alert that a mortgage refinance could create a savings opportunity. An automated alert gives you a reason to reach out, creating a high-value touchpoint that underscores your central role in their financial life.

 

3. Gain visibility

When you log in to Flourish, the advisor lending dashboard will display clients with refinance monitoring enabled and clients with refinance opportunities available.
